In short:

For the first time since April 2020, Australia’s auction clearance rates have fallen below 50 per cent. 

The weighted average is 47 per cent, with property company Cotality saying the number could even be revised downwards.

What’s next:

Cotality research director Tim Lawless predicts “a further loss of momentum in the pace of growth in housing values” as the market adjusts to recent changes to rules around negative gearing and capital gains tax.
